Power Flushing in Purley
Cold patches at the bottom of radiators, a boiler that bangs and kettles, or rooms that take forever to warm up usually mean sludge in the system. A power flush pumps it out, and a filter fitted afterwards stops it coming back.

What we find when we test the water
We test the system water before quoting, because a flush that is not needed is money wasted. This is what the test tells us.
- Black water with fine grit. Magnetite, which is corroded iron from the radiators. This is the classic power flush case.
- Clear water but cold radiator bottoms. Usually a balancing or valve problem, not sludge. A flush would not fix it and we will say so.
- No inhibitor showing in the test. The system has been refilled at some point without dosing it. Corrosion starts again from that day.
- Very low pH. Acidic system water eats aluminium heat exchangers, which is what most modern boilers use.
- Debris in the filter within weeks of a clean. Points at microbore pipework or a section of the system that never got cleared properly.
- Nothing wrong at all. It happens, and we would rather tell you that than take the work.
What it costs
We give you a fixed price in writing once we have seen the job. These are the things that change the number, so you know what we will be looking at.
- The number of radiators. Up to eight is the cheapest version of this job, twelve or more the most expensive.
- How badly blocked the system is. A heavily sludged system with microbore pipework takes longer than a straightforward one.
- A magnetic filter is included in the price, not sold to you afterwards.
- If we test the water and your system does not need a flush, we will tell you and charge you nothing for looking.

How do I know if I need a power flush?
The usual signs are radiators cold at the bottom but warm at the top, a boiler that bangs or kettles, rooms that take a long time to heat, or dirty black water when you bleed a radiator. We test the system water before quoting so you are not paying for a flush you do not need.
How long does a power flush take?
Most jobs take four to six hours. A large system with twelve or more radiators, or one that is badly blocked, can take a full day.
How much does a power flush cost?
It is priced on the radiator count, so tell us how many you have and we will give you the figure over the phone. A magnetic filter is included rather than sold to you afterwards. We test the system water before we quote, and if it does not need flushing we will say so and charge you nothing for looking.
Will a power flush fix a cold radiator?
If the cause is sludge, yes. If the radiator is cold because of a stuck valve, an airlock or a badly balanced system, a flush is the wrong fix and we will tell you that instead of taking the work.
Do I need a power flush before a new boiler?
Only if the system needs it. A newer system in reasonable condition needs a chemical flush and a filter, which is part of our installation price. An older sludged system needs a full power flush, and we tell you at the survey rather than on the day.
Will it damage my old radiators?
It can expose an existing weakness. On very old systems, sludge is sometimes the only thing plugging a pinhole in a corroded radiator. We will warn you where we see that risk before starting.
