Landlord Gas Safety Certificates (CP12) in Purley
If you let a property with any gas appliance in it, you need a gas safety check every twelve months by law. We arrange access with the tenant directly, check every appliance, and email the certificate the same day.

Where landlords get caught out
The rules themselves are simple. These are the things that trip people up in practice, and all of them are avoidable.
- Letting the certificate lapse between tenancies. The twelve months runs from the check date, not from the tenancy. An empty property still needs a valid certificate before the next tenant moves in.
- Forgetting an appliance. Every gas appliance in the property is in scope, including a gas fire nobody uses and a hob in an annexe.
- Not giving the tenant a copy. You have 28 days to give existing tenants a copy, and a new tenant needs one before they move in.
- Assuming the tenant's own appliance is not your problem. The pipework and the flue serving it still are, even where the appliance belongs to them.
- No record of access attempts. If a tenant will not let anyone in, what protects you is a written record of the attempts you made. We log every one and send it to you.
- Booking it the week it expires. You can have the check done up to two months early without losing the original expiry date, so there is no reason to leave it tight.
What it costs
We give you a fixed price in writing once we have seen the job. These are the things that change the number, so you know what we will be looking at.
- How many gas appliances are in the property. The certificate is priced for the first appliance, with a smaller charge for each one after it.
- Whether you want the annual boiler service done on the same visit, which is where most landlords land and costs less than two visits.
- How many properties. Portfolio landlords booking several in one run cost less per property, and we will quote that properly rather than multiplying one figure.
- Nothing changes after the visit. The price you are given when you book is the price on the invoice.

What is a landlord gas safety certificate and who needs one?
It is a legal safety check on every gas appliance and flue in a rented property, carried out annually by a Gas Safe registered engineer. Anyone letting a property with a gas appliance in it needs one, including short lets and rooms in a shared house.
How often do I need a CP12?
Every twelve months. You can have the check done up to two months before the current certificate expires without losing the original date, so there is no penalty for booking early.
How much does a landlord gas safety certificate cost?
It is a fixed price for a property with one gas appliance, with a smaller charge for each additional appliance, and we tell you the figure when you book. What happens if my tenant will not let you in?
We try three times and log every attempt, then send you a written record of those attempts. That record is what demonstrates you took reasonable steps, which matters if it is ever questioned.
How quickly can I get the certificate?
The PDF is emailed the same day as the visit, usually within a couple of hours of the engineer leaving.
What happens if an appliance fails the check?
If something is immediately dangerous we have to disconnect it and we will tell you straight away. You then get a quote for the repair and a re-check, and nothing goes back into service until it passes.
