Cane Hill Park added several hundred new homes off Coulsdon South, and those properties came with modern condensing boilers, sealed systems and smart controls already fitted. Old Coulsdon and the streets running up towards Farthing Downs are a different era: interwar semis, solid floors in places, and a fair number of systems that have been extended piecemeal as families added a downstairs loo or a back extension.

Yes, and more urgently than an old one. Almost every manufacturer warranty requires an annual service by a Gas Safe registered engineer, and missing a single year can void cover on a boiler that has barely been used. It is the cheapest insurance in the house.

Usually because radiators were added to a circuit that was already at its limit, and nobody rebalanced the system afterwards. The fix is sometimes just balancing, and sometimes a genuine capacity problem that needs the pipework or the boiler looking at. We test before we quote either.
